Is it settlement or just shrinkage?

Most cracks in Ajax basements are shrinkage cracks: thin, roughly vertical, the same width top to bottom, and not getting bigger. They're cosmetic unless they leak, and a leaking one is usually sealed with injection from inside in a few hours.

Settlement and soil pressure look different: cracks wider at one end, stair-steps in block walls, horizontal cracks, or a wall that bows in. Durham's clay-rich till swells when wet and heaves when it freezes, and near Duffins Creek and Carruthers Creek the ground can stay saturated for weeks in spring. Over the years, pressure like that can push a wall inward. Those cracks need a structural assessment before anyone seals them, or the repair just hides the movement.

A simple test: mark both ends of the crack with a pencil and write the date beside it. Measure its widest point. Check again in two or three months. A crack that has grown needs a professional look.

What's the difference between foundation repair and crack repair?

Crack repair seals a crack so water can't get through. It's the right fix for the thin shrinkage cracks most Ajax homes have. Foundation repair deals with movement: a wall bowing in, a footing settling, a crack that keeps widening. That can mean wall anchors, steel or carbon-fibre bracing, or underpinning, and it starts with finding out why the foundation moved.

When do I need a structural engineer?

Get one before any repair if you see a horizontal crack partway up the wall, stair-step cracks in block, a crack wider than about 6 mm (1/4 inch), one side of a crack sitting higher than the other, a wall bowing inward, or doors and windows upstairs that suddenly stick.
