Oshawa homes and their foundations
Oshawa grew in waves. McLaughlin's car plant, which became General Motors of Canada in 1918, drew thousands of workers, and the city grew fast through the 1920s. More growth followed after the war, and the north end has filled in with subdivisions since the 407 extensions. Each wave built foundations differently.

Why Oshawa basements take on water
The ground. South of the old Lake Iroquois shoreline (a glacial-era beach ridge that crosses Durham), parts of Oshawa sit on sandier lake-bed soils where groundwater runs higher, especially near the lake and along the Oshawa Creek and Harmony Creek valleys. Elsewhere the soil is mostly clay-rich glacial till. It drains slowly, holds water against the basement wall during the spring thaw, and heaves when it freezes.
Old drainage. Clay weeping tile, standard before the 1970s or so, was laid in short sections that shift, crack and let in roots over the decades. When it stops draining, water builds up at the base of the wall and pushes in at the floor joint or through any crack.
Sewer backups aren't foundation leaks. If water comes up through the floor drain during a storm, that's the sewer, not the foundation. The Region of Durham runs the sanitary sewers, the City of Oshawa runs the storm system, and a plumber installs backwater valves. We only refer foundation and waterproofing work, so it's worth knowing the difference before you book anyone.
