Structural repairs
Wall anchors, steel or carbon-fibre bracing and underpinning are priced after a structural engineer's assessment. They vary too much to give a meaningful range. If a contractor quotes structural work without anyone having looked at the cause, ask why.
What pushes the price up or down
- Finished basement: drywall, flooring and built-ins have to come off and go back. Often the biggest hidden cost.
- Access outside: driveways, decks, patios, walkways and tight side yards make digging slower and dearer. Concrete removal alone can add $500 – $2,500.
- Depth and length: exterior work is priced by the linear foot, and deeper basements cost more.
- Wall type: injection suits poured concrete. Block and stone walls usually need drainage or exterior work instead.
- Several cracks at once: the second and third cracks on the same visit usually cost less than the first.
- Season: exterior jobs slow down in frozen ground, and spring is the busiest time for leak calls.
Before you pay anyone
- Home under seven years old? Check your Tarion warranty: two years for water getting in through basement or foundation walls, seven for major structural defects.
- Get it in writing: scope, materials, price, start date and warranty terms.
- Check insurance and WSIB: they protect you if someone gets hurt on your property.
- Don't pay most of it up front. A modest deposit is normal. Paying in full before any work starts isn't.
