Cracks in newer Whitby and Brooklin homes

Poured concrete shrinks as it cures, so thin vertical cracks within the first few years are normal and usually harmless. In new homes, what matters is cracks that leak, and small wet spots in a neat row across the wall: tie-rod holes left by the concrete forms. Both are quick fixes from inside.

Check your warranty first. In Ontario, Tarion covers water getting in through the basement or foundation walls for two years after you take possession, and major structural defects for seven. Report problems to the builder in writing and keep photos. If you're past the warranty or the builder won't fix it, that's when a private contractor makes sense.

Old stone and brick foundations downtown

Whitby's oldest houses often stand on rubble-stone or brick foundations laid with soft lime mortar. They were never meant to be fully watertight, and a hard modern cement patch can trap moisture and damage the old masonry. The right repair is usually repointing and parging with compatible materials, managing water outside (grading, gutters, downspouts), and, if needed, interior drainage or exterior waterproofing. Ask any contractor how much work they've done on older masonry foundations.

Water around Whitby

Lynde Creek and Pringle Creek both run south through Whitby to Lake Ontario, and homes in low-lying areas near the creeks and the harbour can see higher groundwater in spring. Across the rest of town the soil is mostly clay-rich glacial till, which holds water against basement walls after the thaw and heavy fall rain. Leaks here are most common in March and April.

Can a crack in an old stone foundation be injected?
Usually not. Injection works on solid poured concrete, where the resin can fill the crack through the whole wall. Rubble-stone and brick foundations, common in Whitby's oldest homes, leak through the mortar instead. The usual fixes are repointing with a mortar that suits the old masonry, new parging, interior drainage, or exterior waterproofing.
The soil around my new Brooklin home has sunk. Does that matter?
Yes. The backfill around a new foundation settles for the first few years. Once it dips, rain and snowmelt run toward the house instead of away, and that's a common cause of leaks in new basements. Top the soil back up so it slopes away from the wall, and extend the downspouts. If the house is under two years old, report any water in the basement to the builder too.
Do I need a permit for foundation repair in Whitby?
Injecting a crack from inside generally doesn't need a building permit. Structural work such as underpinning, footing repair or rebuilding a wall usually does.
